Estari Pro
Availableestaripro.com
The reserve study that stops going stale.
A property management portal for community associations. HOA and condo boards are required to maintain long-term capital-replacement funding plans — traditionally a consultant's PDF, out of date the day it is printed. Estari Pro keeps it live: balances, funding percentages and 30-year projections recalculate automatically as the real data changes.
- Reserve assets tracked with useful life, remaining life, replacement cost, condition and photos
- Current Balance, Fully Funded Balance, Percent Funded and Near-Term Expected Spend, recomputed continuously
- Inflation-adjusted 30-year projection, and the smallest phased contribution increase that reaches target without going negative
- Vendor bidding and the full job lifecycle, with every dollar spent feeding back into cost history
- A separate vendor portal with automatic insurance-lapse detection
- Branded reserve study, job-cost history and side-by-side bid comparison exports
Locked certificates of deposit are excluded from the available balance and the 30-year math until they actually mature, then flow back in automatically — and the system flags when a CD is not needed to stay solvent. Reserve math is full of details like that, and getting them wrong is how a study ends up confidently incorrect.

Estari Vendor
Availableestarivendor.com
A beverage rep's book of business, in one place.
A sales rep carries lines from several suppliers, keeps price lists in spreadsheets that are stale the week they arrive, and takes orders by text and email. Estari Vendor gives the rep one maintained catalogue and gives their accounts a way to order from it directly.
- Import supplier price lists from CSV, Excel or PDF — with a diff showing price increases, new items and discontinued items before anything is committed
- Every sellable package configuration on one product — keg sizes, singles and cases, bottles and cases — each with its own price and minimum order quantity
- Five product tiers with per-account access — an account sees only its own tier, or its tier and everything beneath it, so allocated and limited releases stay in front of the accounts they are meant for
- One shared taxonomy — beer styles, wine varietals and spirit styles — applied to both products and customer preferences, so search, exports and targeted emails all speak the same language
- Customer logins onto the rep's own library — accounts order whenever they need to, and a regular item can be re-ordered straight from a previous order card rather than searched for again
- Orders accepted or rejected line by line on availability, with the price snapshotted at submit
- Product announcements customers can order straight from — a new arrival or a price change goes out as a card with the order control on it, so nothing has to be hunted down in the catalogue afterwards
- Opportunity reports: what an account has never ordered that matches the styles and price band it actually buys
No payment runs through the portal. The rep settles with the account the way the business already works — this is an ordering and information layer, not a payment processor. Inventory can be shown without being enforced, too: an order the rep cannot fill still tells them which brand the account wanted, and opens a substitution.

Estari Scope Of Work
Betaestarisow.com
Competitive bids you can actually compare.
Putting a large project out to bid means sending one scope to six vendors and getting back six differently-shaped PDFs, then retyping the numbers into a spreadsheet to line them up. The retyping is where the errors come from.
- Build a scope from a template, or upload an existing bid matrix workbook and bring its structure straight in
- Each vendor gets a personal emailed link — no account to create, nothing to remember
- Vendors fill in amounts, text and notes; answers save as they type and are still there when they come back
- Attach drawings, exhibits and specifications for vendors to download
- Per-scope due dates with reminders a week and a day out, and an optional lock once the deadline passes
- An explicit submit, and an alert to the manager the moment a bid lands
- Side-by-side comparison exported to Excel with live formulas and ranking
The comparison is computed, not typed. The real landscape-contract bid matrix this was built from had a variance carrying the wrong sign, and a yearly total forty dollars off the monthly figure times twelve — both hand-entered by someone careful. Formulas do not make those mistakes.
